A signed statement from the person giving you money toward a home purchase, confirming the amount, your relationship, the source of the funds, and, most importantly, that the money is a gift with no repayment expected. Lenders require it whenever gift funds appear in your transaction.

What must a mortgage gift letter include?

Include the donor's name, address, and phone; the relationship to the borrower; the exact gift amount; and the property address. Also include the source of the funds (bank and account), the donor's signature, and an explicit statement that no repayment in any form is expected or required.

Does a gift letter need to be notarized?

Rarely, lenders normally accept a signed letter, because they verify the money trail separately with bank statements and transfer records. Follow whatever your lender's checklist asks for.

Do gift funds have tax consequences?

The recipient generally owes nothing, but a donor whose gifts to one person exceed the annual gift-tax exclusion (adjusted each year) may need to file IRS Form 709. That is a filing requirement, not necessarily a tax bill, consult a tax professional about your situation.
